Situated on the most western edge of Umbria, which geographically speaking is part of western Tuscany, in an area which is made up of some of the most beautiful countryside and full of some of the most interesting history of this central region of Italy. Like a huge green hallwall, the valley stretches into the distance immersed in the wonderful green woodlands onwards towards the south, while the undulating slopes of Umbria and Tuscany appear to give us a glimpse of the wonderful history of this region, with Medieval castles and little turreted fortresses clinging to their sides. This sensation of stepping back in history is even more evident once you leave the valley bottoms and start climbing up these wonderful hillsides which are dominated by the magnificence of Mount Cetona. A little red walled city, with belltowers and Medieval turrets, stretching southwards, sits atop the highest hill of the valley surrounded by the green of the woodlands and fields. Monteleone d’Orvieto dominates the valley in all its splendour. With its military history, its wonderful traditions, the natural beauty of its surroundings, its artistic and cultural heritage and the lively attitude of its inhabitants, it is full of surprises for visitors who see and experience it for the first time. You can reach Monteleone by taking the A1 motorway northwards from Rome or southwards from Florence. The nearest motorway junction is at Fabro, to arrive at the town itself you have to then drive a short distance (approximately 9 kms) along the SS71- Umbro Casentinese. If you are coming from Perugia you need to take the SR 220 Pievaiola towards Città della Pieve, then follow the signs for Piegaro and then you will arrive at Monteleone. If you are coming from the Siena side of Tuscany you need to go through Chiusi and Città della Pieve, which are approximately 18 kms and 8 kms respectively from Monteleone. If you want to travel to Monteleone d’Orvieto by train, the closest station is at Fabro-Ficulle (approximately 6 kms) which links the village to the rest of Italy.

Description of buildings

One of the most important and historic buildings of the small village of Perumpetto, built out of stone and brick using traditional techniques, the Fattoria dominates the countryside of the Valdichiana, and of Mount Cetona. The restoration is being carried out in keeping with the traditional construction techniques and styles of this area, bearing in mind the narrow buildings which touch shoulder to shoulder and the agricultural restrictions and local building traditions of this area. The ground floor, which measures approximately 48 sq mts, consists of a large living space with a chimney, part of which is a lounge area which faces the garden and the other being a typical farm kitchen/dining area. The entrance hall and storage area leads via a staircase to the top floor. On the first floor, which measures approximately 48 sq mts, there are two bedrooms, each with its own bathroom. The second floor, which measures approximately 48 sq mts, has the master suite with an ensuite bathroom and a good sized terrace which has wonderful views of the garden and the surrounding countryside.
The grounds are made up of a front and back garden and a field, on the other side of the road, a wonderful place to plant olive trees in a wonderful quality soil which produces the best DOP olive oil for personal use. The property also includes a good sized meadow and some woodland, which eventually, with the consent of all the owners, will be developed into a communal swimming pool and communal garden area.
