The property is situated in the small area of Sala, which is part of the comune of Ficulle, which is world famous because of it’s wonderful wines and also it’s ancient castle. It is accessed by a small white road which winds up to the slopes of the castle which is only 800 metres away, all the roads up until the white road are asphalt and are in good condition. The village is located halfway between Rome and Florence thanks to the railway station and the A1 motorway junction at Fabro for Northwards journeys and at Orvieto for travelling South on the motorway, both of which are only a few kilometres away. Within a radius of only 15-30 kms you can find wonderful Medieval villages such as Allerona, Monteleone, Montegabbione and Parrano. This last village is very close to Ficulle, and is soon to be a Thermal Spa centre. Other fascinating larger centres to visit such as , Orvieto, Bolsena,Viterbo, Perugia, Assisi, San. Casciano and Siena are all within easy reach of the property.
Description of buildings
Close to the village of Ficulle, just outside a fascinating Medieval hamlet, only 800 metres from the beautiful Castle of Sala, a stunning country house made of stone and brick which has been completely restored. It is made up of three separate buildings, which have been joined together and made into one large country dwelling with many bathrooms, good sized sitting rooms with beautiful brick arches, and numerous rooms with wooden beams. The land includes a large garden and 70 olive trees, all of which surround the property. This area is famous for the quality and distinct bouquet of its wines so it is excellent terrain in which to plant vineyards to produce quality wines.
Condition
Inside the building the rooms are in excellent condition and have been refurbished very tastefully with high quality fixtures and fittings. The ceilings are either restored or new plaster. The external walls of the property are made of local stone. Internally the floors are original or new terracotta tiles, which are easy to clean, the doors and windows are made of wood with bronze fittings. Externally there is a stunning entrance porch and a terrace/balcony which gives outstanding views of the surrounding area.

The property has all the main services, it has mains water and normal Enel electrical connection. There is also an old well with a good supply of spring water.
